Top 10 Do's and Don'ts

Do

Research the area - Make sure you're not stuck in the wilderness and that there's shops, cafes, and possibly schools nearby.

Do

Get a feel for the market - shop around to see what your money will buy you in your chosen area, and compare it with other nearby areas.

Do

Decide on a budget, and stick to it - this is essential. Once you have set the amount, resolve to stick to it no matter what.

Do

Find out exactly what you're paying for - do you need to make extra provisions in your budget for bills, insurance, rates or other building service charges? These extras often put you over your allotted budget.

Do

Remember to check for any additional features you are looking for - do they allow pets? Is adequate car parking available? Is there somewhere for children to play out safely?

Don't

Take the first place you're offered - there's plenty of places available out there, so don't think that the first apartment you see is the one for you without checking out the competition.

Don't

Feel pressured to pay over-the-odds - resist the temptation to give into pushy salesman. If the house or apartment isn't for you, say so - it's your money after all.

Don't

Sign anything before you've fully read and understood the contract. If you have trouble, ask a friend to look over it with you, or visit the local Renter's Association for advice.

Don't

Put a deposit down without getting a receipt - always make sure you get a receipt for any money you hand over.

Don't

Move in without getting a full inventory - when you come to move out, if you want to get your deposit back it is essential that you know exactly what your landlord expects to find on his inspection. If you don't agree with his inventory, don't sign it.
